We operate as a flat, senior-led organisation where decision-makers are directly accessible to borrowers and investors at every stage of a transaction.
Jonathan Mercer
Managing Partner & Head of Credit
Jonathan has over 22 years of experience in structured real estate finance, having previously held senior roles at two European investment banks and a leading alternative lender. He oversees all credit decisions at Absolute Capital Partners and chairs the investment committee for the private debt fund. Jonathan holds an MSc in Real Estate Finance from a leading UK business school and is a fellow of the Chartered Institute for Securities & Investment.
Simone Hartwell
Partner, Investor Relations & Fund Management
Simone leads investor relations and the ongoing management of the private debt fund, bringing 16 years of experience in alternative investment fund structuring and institutional capital raising. Before joining Absolute Capital Partners, she worked at a pan-European credit fund manager where she was responsible for deploying and managing a portfolio exceeding £800 million in real estate-backed loans. She is known for her rigorous approach to fund governance and investor communication.
Marcus Delacroix
Director, Origination & Structuring
Marcus is responsible for sourcing, evaluating, and structuring new lending opportunities across the residential development, commercial bridge, and mezzanine segments of the market. He has a background in property development advisory and spent a decade at a specialist property finance brokerage before transitioning to the principal lending side. His practitioner background gives him a granular understanding of what makes a development project genuinely viable.
Priya Anand
Head of Legal & Documentation
Priya manages all legal aspects of the firm's lending activities, from term sheet negotiation through to security documentation, facility agreements, and intercreditor arrangements. She trained as a solicitor in the real estate finance team of a major City law firm before moving in-house to gain operational experience in a private lending environment. Priya's involvement from the earliest stages of each transaction significantly reduces legal risk and accelerates time to close.
Thomas Vane
Associate Director, Portfolio Monitoring
Thomas oversees the ongoing monitoring of all active loan facilities in the portfolio, including liaison with independent quantity surveyors, valuers, and borrowers on development drawdown requests. He joined Absolute Capital Partners from a commercial real estate valuation consultancy, where he specialised in development appraisals and portfolio assessments for lending institutions. His valuation background enables the firm to maintain a consistently realistic view of asset values throughout the loan lifecycle.
