Explore Our Financing Products
Absolute Capital Partners offers a focused range of financing products designed specifically for real estate professionals who require more than a standard mortgage or term loan. Each product has been developed in response to genuine market gaps identified through years of originating and structuring complex property transactions. We lend against residential, commercial, mixed-use, and development assets across a range of loan sizes and deal types. Our products are not off-the-shelf instruments — they are starting points for a structured conversation about how best to solve your financing challenge. Whether you are a seasoned developer, a property investment company, or a high-net-worth individual with a specific acquisition strategy, we have the expertise and capital to engage meaningfully. Below is an overview of our core financing product lines.
Bridging Finance
Our bridging facilities provide short-term secured lending against residential and commercial property, typically for terms of 3 to 24 months. We lend on regulated and unregulated transactions, including auction purchases, refurbishment projects, and chain-break situations where timing is critical. Loan-to-value parameters are assessed individually, with higher leverage available where the exit strategy and asset quality support it.
Development Finance
We provide ground-up development loans and heavy refurbishment facilities for experienced developers working on residential, mixed-use, and commercial schemes. Funding is structured on a phased drawdown basis aligned to build milestones, with monitoring undertaken by an independent quantity surveyor. We lend on both smaller boutique schemes and larger multi-unit developments, with a particular appetite for projects in undersupplied urban and commuter markets.
Mezzanine & Stretch Senior
Where senior debt alone is insufficient to make a project viable, we offer mezzanine tranches and stretch senior facilities that increase overall leverage in a controlled and structured manner. Our mezzanine lending is typically subordinated to a senior lender and priced to reflect the additional risk taken, providing developers with the additional equity headroom they need to proceed. Intercreditor arrangements are documented to institutional standards and agreed with senior lenders at the outset.
Whole Loans
For borrowers who prefer a single lender relationship across the full capital stack, we offer whole loan facilities that combine senior and mezzanine debt into a single, unified credit agreement. This simplifies the legal and administrative process, reduces execution risk, and provides a single point of contact throughout the life of the loan. Whole loans are particularly suited to mid-market transactions where assembling multiple lenders would be disproportionately complex.
Private Debt Fund Access
Qualified investors can access our managed private debt strategy, which targets a portfolio of short-duration, asset-backed real estate loans generating regular income distributions. The fund operates with conservative leverage and benefits from first-charge security over all underlying real estate assets. Investment is available to institutional investors, family offices, and sophisticated private individuals meeting applicable eligibility criteria.
Co-Investment Opportunities
Select transactions are offered to approved co-investors on a deal-by-deal basis, allowing participation in specific loan opportunities alongside Absolute Capital Partners' own balance sheet. This structure gives co-investors direct exposure to individual credits with full transparency over the underlying asset, borrower, and security package. Co-investment tickets are structured to meet the objectives of different investor profiles, from income-focused to higher-yielding positions.
Separately Managed Accounts
For larger institutional capital seeking customised deployment parameters, we offer separately managed account arrangements where we originate and manage a bespoke portfolio of real estate loans within agreed investment guidelines. This structure allows institutional investors to define their own risk tolerance, geographic focus, and asset class preferences while benefiting from our origination network and credit capabilities. Full reporting and governance frameworks are established at inception.
